Models are re-benchmarked in waves against contractor-reported jobs. Each wave recomputes service bases to exact cents with ratio-preserved rescaling across quality tiers.
Limits
The model never visits your site. It cannot see water damage, unpermitted prior work, structural surprises, panel capacity, or access constraints. Treat the range as an anchor for-scope, not a bid.
When to question
- Your scope has hidden-condition risk (old homes, additions, structural moves)
- Your market is mid-surge (labor shortage, storm demand)
- Your finishes sit between tiers
